These posts were located in a crawl space in an older home. The posts themselves serve no purpose other than keeping the floors from squeaking. The problem here is they were placed directly on the dirt floor of the crawl space. The mud you see at the top is termite tubes. This termite activity extended into the upper floor and walls. This house was inspected by a home inspector and exterminator only 4 years ago. The only problem was no one went  into the crawl space. The current seller now has to have the home treated to the tune of $1500.00 plus the cost of repairs to the floor above. Space permitting, we enter every crawl space.  Don't let this happen to you, have that home inspected and be ABSOLUTE-ly sure.

More Termite damage.

Left picture is damage to the framing around a door opening enclosing the water heater. Center and right picture is termite tubes under the outer paper covering of the sheetrock. You can be sure there is damage to the framing inside the walls. The homeowner tried to cover this activity with a fresh coat of paint.

This house is in a adult community and is 30 years old. Although the house was treated in the mid 80s this is new activity.

basement that all of the beams and joist will need to be replaced to make this house safe.
