This is the interior of a chimney looking down from the roof. All of the flue tiles are misaligned. This misalignment has caused gaps between the liners allowing hot gases to enter between the tiles and the chimney structure. This is a potential fire and health hazard. This liner is not be safe in it's present condition.
Right picture is the top of the same chimney. The mortar cap is cracked allowing water to enter behind the brick thus causing further deterioration of the mortar and possible damage to the chimney structure and fireplace. Some bricks are loose and can fall causing injury or worse to anyone below.
This chimney will require re-building and re-lining

This chimney is dangerous and must be relined. The cost of re-lining is about $2000. If a home inspection
was not performed the new owner would not have known about this condition. Well worth the cost of an inspection!
